Being a first time homeowner I'm a little on edge about the fact that we live close to 3 rivers. I recently watched "City at Risk" on KVIE and even today saw an interview with a Marysville resident about what happened in 1997. I'm a bit on edge knowing that if a flood were to occur I could lose everything I've worked so hard for.

I also learned that we are in an "X" zone, which is the lowest risk per FEMA. This is also why our rates are so low for flood insurance. Those that live in Natomas can't even get coverage for their personal property because they are in such a high risk area according to an insurance agent I talked to. And, those who live in high risk rated areas pay quadruple what we would pay for insurance. Ours is somewhere between $350 and $375 for both building and contents coverage.

Before you all throw out any remarks about me being paranoid...I'm a self admitted worrier. I like to mitigate ALOT of risks!

So tell me, how many of you have flood insurance?

Definitely. At $365 a year, it's a deal. Keep in mind the FEMA Rating for this area only recently changed based on the levee improvements over the last 6-7 years. Twice in the last 20 years, those levees have failed and Plumas Lake was just that, 18 feet of standing water.

I went through the 1997 flood. $350 ish per year? I am so on board r others wentd! Though we did have insurance then too.. BK , we ended up okay. Yep, I'll take flood insurance. Thanks! L

I have it....well worth the investment compared to what could happen. The levees here are GREAT but that doesn't mean they can't fail or be over topped. I think living in a basin that could fill with 15+ feet of water should there be an issue anywhere in the 30+ mile systems of levees that protect us.....having flood insurance is just the smart choice.

Also, since we do live in a basin, any rain that falls here flows into a drainage system that requires the water be pumped out of the basin and back into the rivers. While I worry a lot less about flooding from internal drainage, what happens if there is a problem with the pumps? Flood insurance would take care of you.

I too have it. As said the cost is virtually nothing compared to what the cost would be if you didn't have coverage.

Also know that when people speak of this area being under 18 feet of water during the last flood this area was all farm land and was a low priority compared to Olivehurst etc...

I have no issues or concerns about flooding; it can happen anywhere but honestly the improvements to the levees are impressive to say the least. I'm glad I didn't buy in Natomas!

Okay, I've been living here for a year now and of course, when we first bought the house everybody was flooding (pun intended) our mailbox with offers for flood insurance among other things. I know that unsolicited deals usually aren't deals so I haven't taken any of them up on their too good to believe offers.

For those who have flood insurance and even more so those who endured the previous floods, who do you recommend? I have Farmer's for my home and auto insurance but I honestly haven't even looked into their flood protection yet (assuming they offer it.) Which companies around here are historically decent at serving their customer when disaster happens rather than trying to desperately protect their bottom line?

It is a national program and the prices are set. So just call your current agent and add it. I would just suggest that you make sure you have contents coverage too...they may or may not suggest it and you will need it if it does flood.

And don't skimp on the contents coverage.... many people don't realize how much stuff they actually have.

Walk into your closet and add up how much it would cost to replace every single item of clothing you own. It adds up quickly then you add the clothing for all the other people in the home.

For adequate coverage you shouldn't pay much more than about $350-$375 per year I would think.

Absolutely....at $1 a day its a no-brainer. I spend more on coffee each day.

If you lived here for 20 years, it would cost you a mere $7,300. That's real peace of mind I can afford.

Go to FEMA.GOV and look up flood insurance. You can go through your homeowner's insurance company and they can only charge you a mandated premium set by FEMA at $365/year. Unless you are in an unprotected flood zone..which we are not.

Thanks for all of the input everyone! I did get a quote from AAA, which is also my homeowners/auto carrier, and they quoted me $376 per year for $250k on building and $100k on contents. I believe that is the highest allowed. The only drawback is once the policy is bound, there is a 30 day waiting period.

It is true that it's the same regardless of the carrier because the rates are set. My agent explained this to me.

We are going on our third year of flood insurance coverage. The coverage has always been building $250k and contents $100k and between $350 and $375 a year. We just got our renewal notice in the mail and they now want $412. I’m really wondering why it went up?! Maybe it is the 2013 rate? Will be calling them soon!

We just got our notice and it is basically the same at about $360 for the same coverage.

It sounds like somebody is trying to get some extra cash or isn't rating your property location properly.

It will help if you all would go to this website and see that federally regulated rates have increased on Januray 1, 2013.

We are in a PREFERRED RISK POLICY (PRP) IN ZONES B, C & X.
